The purpose of the program is to stimulate physical, economic, and cultural vitality of McAllen's priority retail corridors through a matching grant program funded through the Development Corp. Of McAllen and managed through the City of McAllen's Retail Development Department.

Business or property owner of a commercial property within the designated corridor that would like to improve the aesthetics, landscaping, or lighting of their property. Applicants must be in good standing with the City of McAllen; must not have any pending municipal court cases with the City of McAllen.

Designated parameters are Retail and Commercial establishments located on:
• 10th St., from Houston Ave. to Nolana
• Business 83, from McColl to 29th St.
• 23rd St., from Idela Ave. to Pecan Blvd.
• S. Ware Rd., from Idela Ave. to Pecan Blvd.

1. Painting of building exterior
2. Repair or removal of old signs, awnings and other obsolete fixtures
3. Installation or replacement of doors and windows
4. Attached lighting enhancing the front façade area
5. Installation of permanent planters or landscaping attached to the building
Other repairs that improve the aesthetic quality of the building/business

The Priority Corridor Revitalization Program operates under a reimbursement system. The grant money represents a partnership between the City and a business owner which must raise funds before any City reimbursements will be disbursed. Qualified applicants shall be matched up to $15,00 with permit fees waived. Funding under this program will be available to a business owner on a first-come-first-serve basis until funds are exhausted in the fiscal year.

In order to take advantage of this program, a project may be started only after application has been approved by the City Manager or his/her designee. Completed application with a minimum of three quotes from companies or contractors will be required for its approval. The project must be completed by the following September 1st after the application has been approved.

The Priority Corridor Revitalization grant application must be approved by the City Manager or his/her designee. A letter of application approval serves as a notice to the business owner to proceed with the project. Once the project is completed, the City will conduct an inspection to verify the work is complete as per the approved landscaping plan. Once verification takes place the matching grant reimbursement to the business owner will be processed. Reimbursements in full amount of the approved matching funds will be made within 30 calendar days of inspection and final approval. No reimbursements for eligible expenses will be made if such expenses occur before an application is approved by the City Manager or his/her designee.
